Animal policy

Household animals require prior written approval. Approved pets are handled through a pet addendum with applicable deposits, cleaning charges, monthly pet rent, and care rules. Assistance animals are reviewed separately under applicable law.

Elkhorn Living is expected to include 35 private rental homes arranged along Elk Horn Way, with Keddie Lane at the south end of the community. Most homes are arranged in paired-home buildings with each residence separated by a storage area and fire wall, plus one stand-alone home because the community has an uneven number of total homes.

The first four homes anticipated for early November completion are planned on the south row nearest Keddie Lane: 611, 615, 621, and 625. Current status: all four are reserved. The next four homes beside them are pending future release with an estimated completion date of May 2027.

Site plan, building layout, and availability may change during final construction, permitting, and leasing preparation.

What is Elkhorn Living?

Elkhorn Living is a premium new rental-home community planned for Elk Horn Way in Fallon, Nevada. The community is expected to offer modern 3-bedroom rental homes with practical layouts, contemporary finishes, energy-conscious new construction, and professional management.

How many homes will be available?

The community is expected to include approximately 35 rental homes.

When are homes expected to be available?

The first four homes are currently reserved. The next group of homes is estimated for completion in May 2027, subject to construction progress, final approvals, and leasing preparation.

How large are the homes?

Each home is expected to be about 1,350 square feet with 3 bedrooms and 2.5 bathrooms.

What is the starting rent?

Starting rent is expected to begin in the $2,000s per month. Final pricing may vary based on availability, lease terms, market conditions, and final management approval.

Why choose Elkhorn over an older rental home?

Elkhorn is being built as a new-home rental community with modern finishes, current building-code construction, clean layouts, LVP flooring, EV-ready connections, and professional management. In a market where many rentals are older or heavily worn, Elkhorn is intended to offer a nicer, newer, more comfortable place to live.

Will newer construction help with utilities?

Exact utility costs depend on resident usage, weather, utility rates, and final equipment. However, new construction built to modern energy standards is generally intended to support better comfort and efficiency than many older rental homes.

Is Elkhorn a good fit for USA Parkway or TRIC workers?

For renters working toward USA Parkway, the Tahoe Reno Industrial Center, Tesla, Panasonic, or other regional employers, Fallon can be a practical home base with access to US-50 while offering a quieter community setting and newer-home living.

What are the animal rules and costs?

Household pets are not automatic and require prior written approval. Unless otherwise approved in writing, the current pet addendum allows up to two approved household pets, with dogs generally limited to about 40 pounds at maturity. Approved pet costs are currently listed as a $350 refundable pet deposit per household, a $150 nonrefundable pet cleaning charge per household, and monthly pet rent of $25 per approved cat or $40 per approved dog. Approved residents are responsible for animal waste, sanitation, odors, nuisance issues, and animal-related damage. The rear patio is not intended as a routine animal-relief area. Service or assistance animals are reviewed separately from ordinary pets under applicable law.

Are the homes EV-ready?

Homes are expected to be EV-charging connection ready. Final equipment, usage, and installation details should be confirmed before move-in.

What happens when I submit the pre-application?

We will keep your information on the priority waiting list and may contact you as future homes get closer to availability. Submitting the free pre-application does not guarantee approval, reserve a home, create a lease, or open a full rental application. If selected to move forward later, you may be invited to complete the full Zillow rental application and screening.
